Turning Point Lending was founded by two seasoned real estate investors with firsthand knowledge of the challenges and opportunities in the industry. Their experience shaped a company dedicated to serving the best interests of investors. Our mission extends beyond providing financing; we offer strategic, tailored solutions that empower investors to make informed and profitable decisions. By leveraging our industry expertise, we provide a competitive edge with our specialization in single-family rehabs, ground-up new construction, and rental properties. With a nationwide presence and a localized, market-specific approach, we have been delivering expertise, reliability, and top-tier service since 2020.

Our Founders

Scott Thomas

PRESIDENT

In 1996, Scott co-founded a wireless retail company. Over the next 20+ years as Vice President, he played a pivotal role in expanding the company from a single retail location to over 100 points of distribution, with annual revenues exceeding $60 million. In 2002, Scott began investing in real estate, building his own rental portfolio and flipping numerous properties for profit. By 2018, he transitioned from real estate investor to managing his own private hard money lending fund. Today, as President of Turning Point Lending, Scott leverages his extensive experience to oversee operations, drive growth, and help real estate investors succeed.

Jim Dougherty

VICE PRESIDENT

Jim began his real estate career in 1986 as an appraiser. By 1992, he had become the president of his own residential appraisal firm, managing a team of appraisers across the state of Pennsylvania. In 2006, he leveraged his valuation expertise to become an active real estate investor, where he flipped properties for profit and built a rental portfolio. Today, as Vice President of Turning Point Lending, Jim uses his 35+ years of experience to oversee risk assessment and lending decisions, driving success for both borrowers and capital partners.

Underwriting Team

What differentiates our Underwriting Team is that — unlike our competitors — we have real estate investing experience. Since every one of our prior real estate investments required profit and risk assessment, we are equipped to now effectively underwrite loans. Our Underwriting Team learned loan underwriting through real life experience.
