Turning Point Lending was born from a deep passion to transform real estate lending. We believe real estate investors deserve better rates and processes, so we streamlined hard money lending to offer a better experience.
What Makes Us Different
Creative Loan Programs
Most lenders only support rehab lending, but we also offer as-is bridge loans and new construction financing. We award lower rates and points for shorter loan term lengths.
All loan decisions are made by our owners. Their skill sets include years of real estate investing, rehabilitation, new construction development, and appraising. You can trust us to get it right.
Our online platform makes loan applications quick and easy. With our streamlined process, you spend less time on paperwork and more time growing your business.
Real estate investments should offer you a clear path to growth and success, but traditional hard money lenders only slow you down. We’re on a mission to change that.
At Turning Point Lending, we’ve reimagined and automated the lending process. The result? A faster, smarter, and simpler way to apply for loans and receive funds fast. So you can flip more homes, grow your rental portfolio, and achieve your biggest goals.

Scott Thomas Co-Managing Partner
Before founding Turning Point Lending, Scott Thomas was a managing partner of a retail wireless company. In his 20+ years as owner and Vice President, he led the company’s growth from one retail location to over 100 points of distribution and annual revenues topping $60 million. Next, he managed his own private hard money lending fund, generating a diverse wealth of experience. He now uses that experience to oversee operations, drive growth, and help real estate investors succeed.
Jim Dougherty Co-Managing Partner
Jim Dougherty began his real estate career in 1986 as an appraiser. In 1992 Jim became president of his own residential appraisal firm. During his time running his appraisal firm, he focused on servicing hard money lender clients. In 2006, he leveraged his valuation expertise to become an active real estate investor, rehabbing both flips and holds to grow his wealth. At Turning Point Lending, he oversees risk assessment and lending decisions to drive success for our borrowers and capital partners.
