Turning Point Lending was founded by two seasoned real estate investors with a deep understanding of the challenges investors face today. This experience drives our commitment to providing real estate investors with strategic, tailored financing solutions that address these very challenges. Since 2020, we’ve specialized in single-family rehabs, ground-up new construction, and rental properties, delivering expertise, reliability, and exceptional service with a nationwide presence and market-specific focus.

As a balance sheet lender, we retain most of our loans, aligning our success with that of our borrowers. This fosters a foundation of trust and mutual growth. Our transparent and efficient loan approval process, supported by a user-friendly web-based portal, enables clients to scale their businesses confidently and efficiently. Our Founders

Scott Thomas

PRESIDENT

In 1996, Scott co-founded a wireless retail company. Over the next 20+ years as Vice President, he played a pivotal role in expanding the company from a single retail location to over 100 points of distribution, with annual revenues exceeding $60 million. This experience sharpened his business acumen and entrepreneurial spirit, which he later applied to his real estate ventures.

Scott’s passion for real estate began in 2002 when he started building his own rental portfolio and flipping properties. As he gained deeper insight into the challenges real estate investors face, Scott saw an opportunity to help others by providing capital to support their projects. In 2018, after transitioning out of the wireless industry, Scott shifted his focus entirely to real estate lending, managing his own private hard money lending fund and combining his entrepreneurial expertise with his extensive industry knowledge.

Today, as co-founder and President of Turning Point Lending, Scott leverages his broad experience to oversee operations, drive growth, and help real estate investors succeed. His strategic leadership and commitment to innovation enable Turning Point Lending to provide tailored financing solutions and empower clients to achieve their investment goals. Scott’s dedication to fostering trust and long-term partnerships has solidified Turning Point Lending’s reputation as a trusted name in private lending.

Jim Dougherty

VICE PRESIDENT

Jim began his real estate career in 1986 as an appraiser. By 1992, he was president of his own residential appraisal firm, leading a team of appraisers across Pennsylvania. In 2006, Jim transitioned into active real estate investing, applying his valuation expertise to flip over 30 properties, ranging from rehabs to new construction, while also building a rental portfolio.

Jim’s commitment to real estate extends beyond his investments. As a member of the zoning board in his town, he gained a front-row seat to the challenges real estate investors face, further sharpening his insight into the complexities of the industry. This first-hand experience, combined with his deep understanding of market valuation, has positioned him as a key figure in making sound, data-driven lending decisions.

Today, as co-founder and Vice President of Turning Point Lending, Jim brings 35+ years of experience to oversee risk assessment and lending decisions. His comprehensive knowledge of property valuations, market trends, and the financial landscape enables him to identify opportunities that others might overlook. Jim’s strategic approach, combined with his hands-on experience, has made him an invaluable leader at Turning Point Lending, helping to solidify its reputation as a trusted name in private lending.

What differentiates our Underwriting Team is that — unlike our competitors — we have real estate investing experience. Since every one of our prior real estate investments required profit and risk assessment, we are equipped to now effectively underwrite loans. Our Underwriting Team learned loan underwriting through real life experience.
